Capital gain & higher-yields

Good property investment for letting is best thought of in two distinct ways. The first is capital growth. Capital growth is about increasing the value of a property over time and is measured by comparing its current value to the price you bought it for. You're likely to maximise capital growth by investing in properties within an already established area. You'll pay more for the property but providing you've chosen a smart investment, you'll likely see a strong degree of capital growth.

The alternative is to pursue a higher yield. Essentially, your best option in this case is investing in a less developed area. The capital growth will be less impressive but due to cheaper property prices, it's easier to accumulate multiple properties and the initial outlay will be significantly less. Higher yield is the potential returns on a property investment through rent payments, and purchasing bigger properties that easily convert into several rental units is a good way to do this.

So, two options: prioritise capital gains, or prioritise a higher yield. Actually, there's a third option and, rather predictably, this involves the best of both. Property investment is best thought of a spectrum and far from being black and white, there are many shades of grey. Somewhere in the middle of that spectrum exists a sweet spot, where capital gains are still healthy but the property prices aren't significantly high, and therefore you're still able to achieve a decent yield. This is where we arrive at LS28, which is comprised of Pudsey, Farsley, and Calverley. LS28 is a fantastic postcode for a well-balanced investment!
