Horsforth Property Market Update

Horsforth has once again proved to be an extremely popular place to live throughout 2025, with strong interest from a wide range of buyers looking to move into the area. Demand has been driven by Horsforth’s excellent transport links, including both Horsforth and Forge train stations, its thriving independent bars and restaurants, and the strong sense of community centred around Horsforth Hall Park.

Schools continue to play a major role in buyer decision-making, with Horsforth’s well-regarded education options remaining one of the area’s biggest draws for families. Combined with a broad mix of property types, from character cottages and traditional semi-detached homes to larger family properties, the town continues to appeal to buyers at different stages of life.

Recent figures from Rightmove show that the average sold price for properties in LS18 — the postcode covering Horsforth — is around £347,900 over the last year, with semi-detached homes being the most common sale type. Detached properties in the area continue to command a premium, often significantly above the local average, while terraces and smaller homes sit below it.

Despite this strong appeal, 2025 did not see the sharper price growth experienced in previous years, with overall sold prices in LS18 slightly lower year-on-year, reflecting broader market moderation seen across much of the UK. Nevertheless, demand has remained consistently strong for well-presented and sensibly priced homes, and from what we’re seeing on the ground, this balanced and resilient market is well placed to continue into 2026.
