Wortley & New Farnley Property Market Update

Wortley and New Farnley continue to be popular residential areas, each with a distinct appeal to different buyer groups. Rightmove figures show that the average sold price across the LS12 area is approximately £201,514 over the last year, reflecting a stable local market. Within this, Wortley itself averages around £187,297, with semi-detached homes commonly selling above this level and terraces and flats sitting below. In contrast, New Farnley has a higher average sold price, approximately £272,031, highlighting strong demand for larger family properties in that part of the postcode.

New Farnley remains particularly attractive to young families due to its good local primary and secondary schools, accessible local amenities and strong transport links. Easy access to the city centre via bus routes and nearby motorway connections further supports its popularity.

Wortley itself continues to appeal to first-time buyers and young professionals, thanks to its convenient access to Leeds city centre and competitive price points. The area also offers opportunities that may suit buy-to-let investors, although recent market changes have seen fewer investors actively transacting compared with prior years.

At present, the majority of our activity is being driven by first-time buyers and purchasers moving within a chain. Investor activity has been quieter, which aligns with broader trends in the area.

In the period leading up to the recent Budget, market activity did slow slightly as buyers and sellers awaited clarity. However, since that time we’ve seen confidence return, with more people re-entering the market and activity picking up even in the run-up to Christmas. This renewed momentum has been supported by more desirable mortgage rates, helping to bolster buyer confidence and maintain engagement in the local market.
