LS25 Property Market Update

As we move towards the year ahead, I wanted to share an update on how the LS25 property market has performed over the past 12 months and what this could mean if you’re thinking about moving in 2026.

Despite wider national uncertainty, the local market across LS25 has remained active and resilient, particularly for homes that are priced realistically and presented well. Buyer demand has been strongest for family homes and properties offering good value, helping to maintain steady levels of movement across the area.

Buyer Demand by Price Range

Buyer activity has been most consistent in the lower and mid-price ranges, where affordability and mortgage accessibility continue to support demand:

  • Homes under £250,000 remain popular with first-time buyers and investors, accounting for over 300 sales agreed, with competition strongest for well-presented properties.
  • Properties under £400,000 continue to form the core of the LS25 market, generating the highest number of sales and attracting families and upsizers looking for long-term homes.
  • Homes above £400,000 are selling, but typically require a more considered approach, with buyers taking longer and focusing closely on value, space and specification.
  • £500,000+ properties appeal to a smaller, more selective buyer pool, where realistic pricing and presentation play a key role in achieving a successful sale.

Prices and Buyer Behaviour

The average sold price in LS25 now stands at approximately £290,000, reflecting a modest 2% increase year-on-year. This highlights a market that has stabilised, with steady demand rather than rapid price growth.

Three-bedroom semi-detached homes remain the most popular property type locally, selling for an average of £257,221, driven by continued demand from families, upsizers and first-time buyers.

LS25 Area Overview

While LS25 is often viewed as a single market, activity varies slightly depending on location, property type and buyer profile. Areas such as Garforth, Kippax, Sherburn in Elmet, South Milford and Aberford continue to attract strong interest, particularly for family homes, village-style properties and homes offering good transport links. Overall demand remains healthy, with sensibly priced homes performing best across the postcode.

Looking Ahead to 2026

With expectations that mortgage rates may ease further over the coming year, confidence is gradually returning. From what I’m seeing on the ground, we expect steady activity rather than dramatic price changes, making the year ahead a sensible time to move for both buyers and sellers.
